Flat Fee Details:
- Your property is placed in the Realtors® Multiple Listing Service (MLS) database for 9 Months with an *Exclusive Agency Listing. There is no charge for extending the listing period as long as it is renewed prior to the expiration date of the listing contract.
- If a real estate professional brings a buyer, you pay a “Selling Broker Incentive” DIRECTLY to the Selling Real Estate Broker when your property successfully closes. To make your property attractive to sell, you can choose a “Selling Broker Incentive” ranging from 2.5% to 4%. (Selling Broker is the real estate company that brings the buyer)
- If you SELL the home YOURSELF, you only pay the one-time fee!
- You get maximum internet advertising exposure on ForSaleChoice.com, CrowneRealty.com and our partner websites: Realtor.com (Showcase status), BNRealtors.com, and more!
- Printable flyer will be created from your account that you can print from the website.
- (SMS) Text to agent feature—buyers can text directly to your agent from the convenience of their computer. This allows quicker response time for questions and answers.
- A Crowne Realty yard sign with agent phone number rider will be placed on the property for sale.
- A professional photographer or real estate professional will take 10-15 pictures of your property and upload to your listing on MLS and to select internet advertisers.
- A Sentrilock electronic lockbox will be placed on the property to allow easy access for showings and monitor visitors in the home.
- Minimum Real Estate Advice (including negotiation). According to Article 15 of the Illinois Real Estate Act of 2000, a real estate broker or sponsored licensees must provide the following minimum services:
- accept delivery of and present to the client offers and counteroffers to buy, sell, or lease the client's property or the property the client seeks to purchase or lease;
- assist the client in developing, communicating, negotiating, and presenting offers, counteroffers, and notices that relate to the offers and counteroffers until a lease or purchase agreement is signed and all contingencies are satisfied or waived; and
- answer the client's questions relating to the offers, counteroffers, notices, and contingencies.
- Optional items such as the virtual agent, floorplan, and Comparative Market Analysis (CMA) Report can be purchased anytime at the specified one-time fee.
